| In the hustle and
bustle world of today, buyers are finding it more and more difficult to educate themselves
in regards to the various aspects of purchasing a home. BATdorf & Associates has
streamlined the process to make it much easier for today's homebuyer. Each buyer that
BATdorf & Associates represents starts with a Buyer Counseling Session. This is where
the home buying process is explained, and the Realtor® obtains an understanding of the
wants and needs of the buyer. A special "Buyer's Book" is given to BATdorf &
Associates clients which contains pertinent information about the process, a
Pinellas County map and a specially designed "Home Buyer's Scorecard." |

| HOME
INSPECTIONS |
| |
| Real estate
professionals have been requesting home inspections for years. Most contracts include home
inspections as a contingency. Realtors know that what YOU dont know can hurt you.
Addressing defects up front may eliminate problems later on. |
| Home Buyers have
come to demand the "peace of mind" a home inspection can provide. Increasingly,
Insurance Companies and Mortgage Lenders are demanding that a home be professionally
inspected as a means of protecting themselves and the home buyers. |
| Home Sellers are
requesting pre-listing home inspections to ready their home for sale. They are finding
that a pre-listing home inspection significantly increases home buyers confidence and
facilitates the sale. |
| |
| WHAT GETS INSPECTED? |
| A standard
inspection: Provides for a careful visual examination of the house and its major
components. Included are the foundation, roofing, heating and air conditioning,
electrical, plumbing, appliances, visible structural components, walls, ceilings, floors,
doors, and windows. Always be sure to get a written report. |
| The purpose: To
inform and protect the client by pointing out major defects and evaluating the conditions
that exist. |
| Many home
inspectors provide additional services such as evaluations of swimming pools, sprinkler
systems, seawalls, wells, and septic systems. Some can also provide testing for radon,
lead, and other environmental conditions. Each home inspector should provide details of
the services they provide. |
